Why is the Discovery Phase the Foundation of a Successful Project?

By understanding land, context, and constraints early, the discovery phase establishes clarity, reduces risk, and guides projects before design begins.

So, you have a grand vision for your property. How do you turn that dream into a concrete plan? The discovery phase is the crucial first step, helping translate your ideas into an actionable path forward.

Understanding Your Project

The first step is to establish a clear vision for the project and begin outlining what those possibilities could look like. We like to call it Discovery. Working this way helps us understand the potential of the property and how to bring your ideas to life. One of the initial goals of the discovery phase at Primal is to deeply understand and acknowledge the natural context of a site. This involves, at a minimum studying the topography, the orientation, the sun’s path, and prevailing winds. Allowing you to craft and enhance the end-user experience. By grounding our approach to the site’s natural characteristics, we ensure that each project harmonizes with its environment.

As we start to develop these insights for a particular project, we can put pen to paper and begin to create a site plan. Whether this plan is highly conceptual or more detailed as we gather information, it becomes a critical tool. This site plan allows us to loop in additional consultants and, most importantly, engage planning and local authorities early on to review and address any regulations that may apply to the project.

What We Need From You

Additionally, it’s crucial for property owners or clients to bring certain key information to the table. This includes topographical surveys, existing utility capacities, geotechnical reports and any other applicable site details. Having these details upfront allows us to develop a more informed and accurate site plan. This information helps streamline the process and ensures that we’re considering all variables from the start.

Once we have this conceptual underpinning of a plan, we can start layering on additional information such as unit types, materials, building sizes, and the number of structures, all tailored to the project vision and budget. The discovery phase also includes material studies, whether that means utilizing local context or exploring particular architectural styles. This holistic approach ensures that every element is thoughtfully integrated into the overall design, making the project cohesive and aligned with your vision.

Why Discovery Is a Low-Risk Way to Start

In essence, the discovery phase offers a low-commitment, high-value entry point into your project. It sets a solid foundation, reduces risks, and ensures your vision is realized efficiently and effectively. By investing in this initial phase, you’re not only clarifying your project’s potential but also paving the way for a smoother, more successful journey from concept to reality. Questions and Answers

From The Studio

1. What happens during discovery?

Discovery is where our site-first approach starts. It's a low-cost, high-value phase we use to evaluate everything that shapes a project before you commit to a full design: unclear scope, entitlements, and site constraints, along with special design features and climatic conditions like topography, orientation, sun path, and prevailing winds.

2. How long does the discovery phase take?

It varies with the complexity of the site and how much survey information is already in hand. Sites with existing surveys and reports move faster, since we spend less time gathering baseline data.

3. Does the discovery phase commit me to building?

No. Discovery is intentionally low-commitment. It's a way to understand what your property can become and what a project would involve, without signing on for a full design or construction.
